Sun at 6,000 feet
Placitas driveways sit high and get a lot of direct sun. That steadily dries out the asphalt binder, turning the surface gray and brittle. Winter freeze-thaw then works on every crack. Sealcoat restores a protective layer on top; crack sealing keeps water out of the cracks.
What's included

- Cleaning and priming oil spots
- Hot-pour crack sealing
- Hand-cut borders along walls, walks and landscaping
- Two full coats of commercial sealer
- Barricades and cure-time instructions
Long and steep drives
On a long Placitas drive, we coat in sections so you can still get in and out, and plan around storms — fresh sealer needs a dry day to cure. On steep drives, sand is mixed in for traction.
Before you seal
Sealcoat won't fix broken edges, potholes or alligator cracking. Those need repair first. New asphalt should cure 6–12 months before the first coat.
