Older roads, steeper ground
The Placitas village area is the historic heart of Placitas, with narrow lanes, older homes and properties that predate modern subdivisions. East of the village, NM-165 climbs toward Las Huertas Canyon and the ground gets steeper and rockier. Driveways here are often short but steep, with tight turns, rock outcrops and drainage coming straight off the hill.
What works here
- Asphalt on steep, short drives. Gravel won't stay on these grades. Hillside driveways.
- Uphill ditches. Catching water before it crosses the drive is the single best protection.
- Rock and outlets. Every place water leaves the drive needs armor so it doesn't start a gully.
- Careful access. Narrow lanes may mean smaller equipment and more trips; we plan this up front.
Respecting the setting
Many owners here want improvements that don't look out of place in an old village or a canyon setting. Chip seal's stone finish, natural rock at edges and outlets, and keeping pavement to what's needed are all options we'll talk through.
