The mesa side of Placitas
West Placitas covers the subdivisions on the rolling ground between I-25 and the older village — Ranchos de Placitas and the neighborhoods around it along NM-165. Lots are large, views open toward the Rio Grande valley and the Jemez, and the terrain is more rolling than steep. Soil runs sandy and rocky, cut by arroyos heading west toward the river.
Common projects here
- Gravel-to-asphalt conversions on driveways that rut and spread. How it works.
- Turnarounds and parking courts at the house for guests, trailers and deliveries.
- Shared roads paved or chip-sealed by the neighbors who use them.
- Arroyo crossings where driveways cross drainage on the way to the road.
- Sealcoating and crack sealing on established asphalt drives.

Wind and runoff
The open mesa gets strong spring wind, which blows sand onto driveways and strips unprotected shoulders. Summer storms then send runoff across lots toward the arroyos. Compacted shoulders and planned water paths do most of the work of keeping a driveway intact here.
HOA and road associations
Some west Placitas neighborhoods have associations that maintain roads or set guidelines. We can provide written scopes for approval and work with boards on road maintenance plans.
