Questions & answers

What does a driveway cost in Placitas?

Flat or gentle drives often run about $5–$9 per square foot in asphalt; steep hillside drives more, and chip seal less. See the Placitas cost guide.

Can you pave a steep driveway?

Yes. Steep drives need drainage, careful compaction and supported edges — and asphalt on the steepest pitches.

How thick should a driveway be?

Most homes get 4–6 inches of compacted base and 2–3 inches of compacted asphalt. Heavy vehicles and soft ground need more.

Can you pave over my gravel?

After it's regraded, topped up and compacted into a real base — and after the drainage that caused the ruts is fixed.

Asphalt, chip seal or millings?

Asphalt for steep pitches and parking areas, chip seal for long moderate runs, millings for flatter areas and budget upgrades.

Why does my culvert keep clogging?

Usually it's undersized or lacks a protected inlet. A larger pipe or a low-water crossing may be the fix.

Can neighbors split a road project?

Yes — we price by section or lot.

Do you work on Pueblo land?

Yes, when the project is approved and coordinated through the Pueblo's process. We work within each Pueblo's requirements.

When is the paving season?

Roughly late spring through early fall. Chip seal and sealcoat need warm, dry days.

How long before I can drive on new asphalt?

Usually 2–3 days for cars; keep heavy trucks off for a few weeks.

When should I sealcoat?

6–12 months after paving, then about every 2–3 years.

Do I need a permit?

Paving on private property usually doesn't. Work at a county road or state highway, or crossings in mapped flood areas, may need one. We'll check.

Do you do commercial work?

Yes — lots for businesses, churches and community buildings, including striping.
