Paving once isn't the end of it
Every road wears. The difference between a road that lasts 25 years and one that's broken in 10 is usually maintenance — sealing cracks before water gets in, fixing small failures before they spread, and keeping ditches and culverts clear so storm water goes where it should.
What a plan covers
Every year
Walk the road after monsoon season. Seal new cracks, patch small failures, clear culverts and ditches, reset rock at outlets.
Every few years
Sealcoat asphalt sections; renew chip seal where stone has worn thin; regrade shoulders.
Longer term
Overlay asphalt sections as they age; plan larger culvert or crossing upgrades.
Paperwork
A written condition report and cost forecast your board can use for budgeting and dues.

How we start
- Road walk. We walk or drive the full road with a board member and note surface condition, cracks, failures, drainage and crossings.
- Condition report. Photos and a section-by-section summary.
- Multi-year budget. What to do this year, next year and in five years — with costs.
- Scheduled work. We do the work on the schedule you approve and update the report afterward.
